Real estate closings recorded in eastern Pittsburgh suburbs for the week ending Nov. 1, 2026, reveal a market where property values vary widely. The most expensive sale involved a home in Oakmont, while the least expensive was a deed transfer in Wilkins. These transactions provide a snapshot of recent buyer and seller activity in the region.

In Oakmont, Jeffrey Kline, acting as trustee, sold the property at 419 College Ave. to Ed and Lisa Kline for $647,000. This was the highest price in the weekly report. The second-highest sale occurred in Plum, where Timothy Ashburn sold the house at 957 Douglas Drive to Matthew and Krystina Novak for $495,000. Another Oakmont home at 701 Washington Ave. changed hands for $410,000, with David Hornig selling to Michael and Kaitlin Wehner.

Mid-range transactions dominated the list in several communities. In Forest Hills, Dustin Ferrone sold the property at 102 Huntingdon Drive to Veronica Glaze for $270,000. A similar price point was reached in Churchill, where Lisa Fabrizio sold the home at 109 Forest Glen Drive to Brandon and Widad Waters for $270,000. In Plum, John Paul Adams sold the residence at 515 Cresthaven Drive to Prabakaran Enganathan and Booma Jayaraman for $340,000.

Lower-priced sales were common in older neighborhoods and smaller homes. In Wilkins, Burgh Port 2 LLC sold the property at 610 Brown Ave. to SFRCQ LLC for $1. State deed transfer stamps indicated a value of $227,563 for that specific transfer. In Swissvale, Jacquelyn Wilmer sold the home at 2301 Patterson Ave. to Colondrea Development LLC for $30,000. In Pitcairn, the estate of Judith Mendicino sold the property at 601 Sixth St. to Peter Flaherty III for $50,000.

Investor and LLC purchases appeared frequently across the suburbs. In Forest Hills, Dolsmir Capital LLC purchased the property at 227 Berkley Ave. from Terek Richie for $52,500. In Oakmont, Babcock Commons LLC bought the home at 909 Allegheny Ave. from Matthew Lohff for $270,000. In Penn Hills, CFPACP Properties LLC acquired the house at 409 Poe Drive from Hiram Wilson for $115,000. These sales suggest continued institutional interest in the local housing stock.

Estate sales made up a notable portion of the weekly activity. In Monroeville, the estate of Frank Cochran Nugent sold the property at 4404 Gateway Drive to Richard McIntyre and Megan Derry for $255,000. In Plum, the estate of Michael Miller sold the home at 4879 Hialeah Drive to Benjamin Tishko for $205,000. In Wilkinsburg, the estate of Alice Wagner sold the property at 1407 Superior Ave. to H2 Rentals LLC for $55,000.
